MARKETING AT ITS BEST
We understand the importance of marketing, and of making your property stand out from the rest. As soon as we have received your instructions to market the property we will upload details to our own high ranking website, together with Rightmove and all the top internet property portals, with colour photographs, location maps and a printable colour brochure.
We will also feature it in our branch window which is located in the heart of busy Irongate in the City Centre and place a board at your property to catch students' attention. And we don't stop there. In fact we will leave no stone unturned before finding you the right tenants – from calling through our extensive database of applicants, to text alerts, e shots, active social networking and presence at key student events.

REFERENCING & GUARANTORS
We will ensure that your tenants are properly pre-vetted and come with good guarantors. All our students will go through credit checks, provide landlord references (where possible) and proof of student bursaries or loans. Guarantors will also need to meet our criteria, meaning they will be homeowners, receive an income or private pension which is more than sufficient to cover the rent and have a good credit history.
TIMESCALES
All our students sign up to a 12 month tenancy starting from either the 1st August or 1st September, and moving out either the 31st July or 31st August the following year. The final month is offered half price to the tenants if they check-out early. This gives the students a rent break in the summer (when they need it) and it also gives us the chance to bring the property back up to standard for the new tenants going in.
DEPOSITS & INVENTORIES
We take a damage deposit for each of our properties to cover issues caused by the tenant. We also ask all our students to take out Tenants Contents Insurance which will cover damage to your fixtures and fittings, as well as their own contents. The deposit is held securely with the Deposit Protection Service and is backed up by our full professional inventories.
MONTHLY CLEANING & INSPECTIONS
Yes we really do inspect our student properties monthly! We think it's important to keep in regular contact with your tenants (parents appreciate this too!). We even organise a monthly cleaner (3 bed plus properties) to attend to the communal areas as part of the upkeep, the cost of this will be added to the rent and included in the marketing price.
LOW FEES
Our management fee is just 9% + VAT pcm which covers you for organisation of maintenance and repairs, monthly inspections and reports, rent processing, notice and renewals, There is also a set up fee of £265 + VAT taken from the first month's rent to cover the inventory, contracts and initial marketing costs.
