Silver Service

This service works well for Landlords who want to be involved in the day-to-day management and maintenance of their property but do not want to collect the rent.  We will find a tenant and collect the rent. 
We will:

  • Pro - actively market your property to prospective tenants
  • Erect one of our distinctive ‘To Let’ boards ­ to promote your property
  • Carry out stringent referencing and financial checks
  • Provide tenancy agreements and relevant notices to protect your legal rights
  • Collect the rent each month from the start of the tenancy
  • Prepare an inventory detailing contents and condition of the property
  • Pursue the tenant and serve possession notices if the Tenant should fall into arrears
  • Provide statements and information relating to what rent has been collected and when and any other agreed deductions.

Where we fully manage your property it gives the Landlord the peace of mind that we are dealing with the routine management and maintenance of the property.  We will manage the let and keep the Landlord informed every step of the way.

This service works well for Landlords who may not have the time, experience or desire to get involved in the day-to-day management of the property.
We will:

  • Pro - actively market your property to prospective tenants
  • Erect one of our distinctive ‘To Let’ boards ­ to promote your property
  • Carry out stringent referencing and financial checks
  • Provide tenancy agreements and relevant notices to protect your legal rights
  • Collect the rent each month from the start of the tenancy
  • Prepare an inventory detailing contents and condition of the property
  • Pursue the tenant and serve possession notices if the Tenant should fall into arrears
  • Provide statements and information relating to what rent has been collected and when and any other agreed deductions.
  • Undertake routine visit checks to ensure the property is kept in good order.
  • Organise any necessary repair work with qualified and approved contractors
  • Our experienced Lettings Specialists will attend the property on the date that the Tenant is due to check out and assess the state and condition of the property.  
  • Deal with the tenant’s deposit once we have finalised and agreed any issues in relation to any  damage and unreasonable wear and tear
