Step 1 Accurate valuation

Step 2 Choosing an agent
When choosing an agent, be sure to listen to what they are going to do for you before you need to ask. If you need to ask they cannot be confident that they will deliver. Step 4 Safety regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy.
We can advise you on this and arrange the necessary inspections.

Step 5 Viewings
It is important that you have a proactive Agent if you are to maximise viewing opportunities. The majority of viewings are carried out in the evening and weekends. Make sure that your Agent is working for you when it matters. Make sure that they are available during these times when viewers want to see your home. Step 8 Rental paperwork
Tenancy agreement
It is essential to have a professional tenancy agreement in place in every case. We will draw up the relevant paperwork based on our years of experience. We will ensure that all the paperwork is in order and of course has been signed by both parties.
Inventory
An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant. You should look through the contents carefully to ensure that you agree with the state and condition of the property.

Step 9 Rent and deposit
We will be responsible for collecting the rent on your behalf and for taking a deposit from the tenant. We will hold the deposit as a stakeholder and will register the deposit with a deposit protection scheme, in line with recent legislation.

Step 10 Completion
It is important that letters are sent out transferring the utilities into the name of your tenant and keys are handed over. We can undertake this on your behalf. This can be done in conjunction with Utilities Warehouse
